Shell to open day.

We manage every trade and every submission. You focus on the business; we deliver the space.

Permit & submission coordination

URA change-of-use, BCA structural plans, SCDF fire-safety submissions — handled in-house by our in-house team.

M&E design & installation

Mechanical and electrical works designed and executed by our in-house team. No separate M&E contractor to coordinate.

Submission-ready drawings

Full architectural drawings set: floor plans, elevations, reflected ceiling, M&E layout — all stamped and ready for authority submission.

Interior fit-out

Partitioning, ceilings, flooring, joinery, counters, lighting and all finishes to the approved design.

F&B-specific works

Grease trap, exhaust hood, kitchen drainage, gas line coordination. We know the requirements for NEA-licensed food premises.

Day-one handover

We hand over a space you can operate from immediately — cleaned, tested, permit clearances obtained, keys in your hand.

How it works

From brief to opening day.

  1. IWeek 0

    Brief & site survey

    We visit the shell space, assess existing services, review tenancy requirements and brief. Rough timeline and budget on the day.

  2. IIWeek 1 – 4

    Design & submission prep

    Full drawing set prepared. Permit submissions lodged. We coordinate with the landlord and authorities — you receive updates, not tasks.

  3. IIIWeek 4 – 12

    Fit-out build

    Construction commences on permit approval. M&E, partitions, joinery, finishes. Weekly site reports; single point of contact.

  4. IVHandover

    Operational handover

    All clearances obtained. Systems tested. Defects cleared. Handover to you ready to operate from day one.
